My Marketing Plan



Selling a home is the largest business transaction most of us will ever make. The selling process can be very complex and time consuming, however my service to you will ensure that your sale will be as stress-free as possible.
 
One of my main responsibilities is to arrive at an accurate estimate of value for your home, so we ensure a detailed evaluation and analysis of every part of your home. This is done by researching all sales in your areas that have taken place within a specified period of time.  I will compare those sold properties with your home.  I use great care in adjusting value for certain differences to arrive at an estimated range of market value.

Since 1986, I've been marketing and selling homes in Southern Maryland and I have established a solid network of contacts and business associates. My company is an innovator offering high-tech knowledge and equipment in our 6 locations throughout Southern Maryland. They ensure that I have access to the latest training and keep me updated on legal and ethical changes.

I personally embrace the use of technology in my daily business routine. My management system is web-based to allow instant access at any time from my laptop or Blackberry. My marketing plan for you will consist of, but not be limited to, the following:

1. Preparation of a precise analysis of the real estate market as it pertains to your home. I search all recently sold home, homes that have expired without selling, homes that are under contract but have not settled yet and all homes that are actively on the market that are comparable to your home. I will put this in writing for your review.

2. I prepare all required papers and meet with you to answer any questions.

3. I make sure that you comply with all State and Federal laws, rules and regulations.

4. My company also offers a menu of services for your review.

5. We offer a home warranty and other buyer incentives from time to time – I may offer to cover the cost of these incentives if market conditions indicate.

6. I enter your home into our multiple listing service (MRIS) and distribute all forms to required parties.

7. I install a yard sign. I routinely use directional signs.

8. I use a unique 800 Hotline for property information in place of outside brochure box. This allows prospects to get information on your home without having to talk to an agent. I do, however, get their phone number and many times their name so that I can get back to them and follow up.

9.  I create a unique web site for your home and have it indexed on the search engines.  This unique address is also displayed on your yard sign, along with cutting edge technology using text messaging for property information.

10. I feature your home on my personal web sites and on the company web site. Your home's information then goes to at least 40 other sites. It is then fed to so many sites on the internet that it's impossible to count how wide your coverage is.

11. I have arranged with Realtor.com and the Real Estate Book of Southern Maryland not only to show your home on their site but to make it a Featured Property with multiple photos & my Virtual Tour. From these sites, your home information is fed to a minimum of 15 other sites.

12. Your home will be listed on other web sites – partial list is available. You'll get links to your home ad as the major sites are utilized.

13. I automatically do a virtual tour of your home. I do it myself and it's very professional and can be posted to the web almost immediately – no need to schedule with a third party and wait and wait.

14. I will do print advertising when indicated. This is not a productive way to market homes in the internet age and so I concentrate my money and efforts on the web.

15. My personal web site is optimized so that it stays at the top of the search engines to ensure maximum coverage of your home.

16. I will consider holding an open house if market conditions dictate – however this has historically not proven to be the best use of time and money in my 20+ years of marketing homes.

17. Broker open houses may be scheduled as well as office tours.

18. I distribute your home's features to area households and to all top agents.

19. I prepare a professional quality feature sheet for display in your home.

20. I will update my initial market analysis and make appropriate recommendations to you.

21. I use a service, open 7 days a week, who schedules showing appointments with you. All showing activity is available to you through their web site. Feedback and comments are collected from agents and prospects for our review.

22. Your entire transaction is tracked through my management system to ensure that every step and measure possible is taken to properly market and close your sale.

23. I analyze your offers highlighting advantages and disadvantages to you and make recommendations on their chances of success.

24.  I will arrange all activities and/or inspections leading to closing and will make sure that all information gets to the proper individuals. The time schedule according to your contract will dictate these dates and I make sure that those dates are followed so that we don't have conflicts which can lead to cancellation of your contract.

25.  I track your buyer's loan to ensure compliance with the terms of the contract and to be sure that last minute issues are dealt with immediately in an effort to close on schedule.

26.  I'll welcome your input during the entire process.

27.  I'm accessible either my Blackberry or e-mail. If you can't reach me immediately, I return calls and emails promptly.

28.  I'm “wireless” and can transact without even going to an office. Again, proficiency works for you when I have an interested buyer for your home.
